First-Time Home Buyers' Tax Credit (HBTC) – Updates and Changes for 2022 and Beyond

 

Introduction

The First-Time Home Buyers' Tax Credit (HBTC) is a non-refundable tax credit aimed at assisting first-time homebuyers in purchasing a qualifying home. The Canadian government has proposed changes to the HBTC for 2022 and subsequent taxation years, increasing the amount used to calculate the tax credit to $10,000. This would provide eligible home buyers with a tax credit of up to $1,500.

Current Rules for the HBTC

As of the 2021 taxation year, first-time home buyers who acquire a qualifying home can claim a non-refundable tax credit of up to $750. The value of the HBTC is calculated by multiplying $5,000 by the lowest personal income tax rate, which is 15% in 2022. This credit helps reduce the overall amount of income tax owed by eligible home buyers.

Changes to the HBTC

The proposed changes for the 2022 and subsequent taxation years would increase the amount used to calculate the HBTC to $10,000, resulting in a tax credit of up to $1,500 for eligible home buyers. This would effectively double the credit amount, offering increased financial support to first-time home buyers. All other rules regarding the credit and the increased limit remain the same.
